These services include Construction Management, Program Management, Owners Representation, Resident Engineering, Inspection, Preconstruction Consulting, Change Order Review, Value Engineering, Administration Assistance, Document Control and Staff Augmentation.</p><p>Our clients include NYS Office of General Services, NYC Health + Hospitals Corporation, State University of New York, Dormitory Authority of the State of New York, NYC Department of Design and Construction, NYC Parks & Recreation, NYC School Construction Authority, NYC Economic Development Corporation, Battery Park City Authority, and NYS Parks, Recreations and Historic Preservation.</p><h3>Primary Purpose:</h3><p>Laland Baptiste is seeking (4) Assistant Project Managers, to work under the guidance of the Project Manager, to perform technical and administrative functions required to assist the Project Manager to develop and complete the design and construction of capital improvement projects on behalf of client State agencies.</p><h3>Essential Functions:</h3><ul><li>Read, review, interpret and comprehend plans, specifications, addenda, bid materials, contracts and other related documents and recommends approaches to resolving issues/completing assignments to Project Manager.</li><li>Conduct and/or attend project meetings, progress meetings and coordination meetings.</li><li>Develop necessary meeting documentation including meeting agendas, meeting minutes, and necessary meeting materials.</li><li>Track and maintain open items logs, and action item assignments to assist Project Manager.</li><li>Prepare project-related presentation materials and reports for stakeholders, client agencies and OGS D&C management team.</li><li>Review, process and make recommendations for approval of payment requisitions for design consultants supporting the project.</li><li>Obtain and evaluate consultant proposals and make recommendations to the Project Manager. Write necessary work order assignments to engage design consultants to advance work on the project.</li><li>Develop, monitor, and maintain project records.</li><li>Utilize the project management system to update and maintain relevant project data in enterprise databases.</li><li>Utilize project data to prepare status reports and other specialized reports.</li><li>Assist project manager to maintain project schedule and ensure timely project delivery. Evaluate and make recommendations related to project schedules and budgets, and develop recovery plans related to project quality, budget, and schedule.</li><li>Coordinate with design consultants and OGS D&C team to progress project design.</li><li>Review and process construction documents, forms, etc. to prepare a project to be bid in accordance with OGS D&C standards.</li><li>Review project documents (e.g., reports, specifications, drawings, etc.) to ensure the project meets the client’s intended programmatic and technical needs.</li><li>Coordinate and participate in construction contract duration meetings to develop appropriate construction schedules with the project team.</li><li>Monitor the status of projects and issues related to those projects during construction. Assist project manager with review of Informational Bulleting (IBs), responses to contractor Requests for Information (RFIs), and review.</li><li>Perform site visits; assess conditions, monitor, and observe construction, installation and testing of building systems and technology, operation and maintenance of buildings and/or facilities.</li><li>Assist Project Manager with ensuring compliance with contract provisions and the quality of design and construction work performed by architects, engineers, contractors, and consultants.</li><li>Assist Project Manager with coordination and communication with client agencies and assist in the resolution of issues where appropriate.</li><li>Manage assigned projects under the direction of the Project Manager.</li></ul><h3>Other Duties and Responsibilities:</h3><ul><li>May conduct or participate in quality assurance field inspections associated with assigned projects.</li><li>Must maintain regular attendance in accordance with attendance and leave policies.</li><li>Must adhere to the NYS Information Security Policy Standards established and issued by the Office of Cyber Security and Critical Infrastructure Coordination.</li></ul><h3>Physical/Mental/Visual Demands:</h3><p>Travel (approx. 10%) may be required within New York State, depending on assignment. This travel may include overnight stays. Requires exposure to weather and temperature extremes, loud noises, heights (climbing ladders, scaffolding, etc.) and other work-safety hazards (chemicals, fumes, etc.) of a construction site. Requires physical mobility (movement from place to place), strength, dexterity, and coordination. Requires endurance, concentration (prolonged physical activity with limited opportunity to rest) and complex and time-pressured decision-making. Must be able to work overtime or extended work hours, as needed.</p><h3>Work Environment:</h3><p>Positions are based in Albany, NY</p><h3>Minimum Qualifications:</h3><ul><li>Bachelor's degree in Engineering, Architecture, Landscape Architecture, Project Management, Construction Management strongly desired, plus two years of relevant Construction Management experience.</li><li>OSHA 30</li></ul><h3>Essential Skills:</h3><ul><li>Demonstrated ability to read and comprehend plans, specifications, addenda, bid materials, contracts and related construction documents.</li><li>Excellent oral and written communications skills.</li><li>Demonstrated analytical and conceptual skills.</li><li>Demonstrated ability to work independently and exercise sound judgment.</li><li>Proficiency in PC applications such as Outlook, Excel, Word, PowerPoint, and Bluebeam.
